Conclusion

GMP is fairly low at 6-7%. Which makes it a meh IPO for me. I might apply for 1-2 HNI lots if I see traction in subscription numbers on the last day. But I am not too excited about it.

The IPO is kaafi large. It is 4.3k crores new issue which means that supply is high, large IPOs rarely list at good premiums.

The complete issue is also Offer for Sale. Which acts as another red flag.

Fundamentals of the company are nice. But the company is a fairly large matured company.

My view is that I will check tomorrow at noon and I might apply for 1-2 lots if subscription numbers are good.

Also allocation probability for retail is very high in this. But sadly, not a big fan of this one.

Nexus REIT IPO closes today. So let us understand what is a REIT.
πŸ‘14πŸ€”4
A REIT is a Real Estate Investment Trust that acts like a mutual fund investing in real estate instead of equity or debt.

While there can be REITs investing in commercial real estate or residential real estate. Most REITs in India are commercial ones.

Nexus is a REIT backed by Blackstone Private Equity group who is one of the largest holders of real estate in India.

Nexus owns a lot of malls, besides office spaces so it is also the first retail REIT to list in India.

Other REITs that are already listed include Embassy, Brookfield and Mindspace.

Details of the IPO
πŸ₯±17πŸ‘8❀3
The GMP of the REIT is ranging between 2-5%. Not an outstanding number. One should apply for this if they are looking to invest in it for the long term.

Over the long term, REITs can give upto 10-12% p.a returns (not in a straight line).

About half of it is in payouts in the form of dividends and yields. While the rest is in the form of price appreciation.

It is a great investment if you are looking for exposure to real estate without the large ticket size, but not if you are looking for higher returns through equity.

Financials

Between 2020 and 2022, revenue grew at a CAGR of 23% and profits grew at a CAGR of 55%. This is a healthy growth rate, also, the industry has strong growth prospects with most households moving towards LED lightings.
πŸ‘8❀1
P/E ratio of ~35x is not cheap, but for high growth companies, it is an acceptable P/E ratio. Many high growth companies in futuristic industries can trade at P/E ratios of upto 100x or more for extended periods of time.
πŸ‘16
GMP

Here comes the most important part of it all, the stock is trading at 380-400 in the grey market, implying a GMP of INR 100+ or ~35%. The strong GMP, futuristic industry and good financials make the IPO an "Apply" for me. I would be applying for the IPO in the bHNI category from as many accounts as possible.

Note: Please do your own research before deciding to invest in an IPO, this review is for educational purposes. Do not blindly invest your money anywhere just because someone on the internet said so.

Some of you asked how to apply for an IPO in the HNI category.

You can do that through your net banking. Far more reliable than UPI, always goes through.

The process is very simple, you can simply search for a how to video on youtube (depending on your bank).

You will need to enter some basic details. Including your demat account number, which will be available on your broker app.

Make sure you enter the number of shares correctly. Have mentioned the lot sizes for each category in the above messages.
