Ryan Gravitt from UBS

"...do you expect to be able to raise rental rates in line with the inflation and bill cost on future projects and maintain development yields going forward?"

Tyler Page, CEO

"So I'd say, thus far, what we've seen is a willingness to increase rent in line with increased financing costs."

Ryan Gravitt

Our first question is going to come from the line of Ryan Gravitt with UBS. Your line is open. Please go ahead.

Great. Thanks, guys. Just giving an update at Barber Lake and the broader inflation on bill costs. That the industry is seeing I guess, how should we think about future capex requirements and spending per megawatt going forward? And do you expect to be able to raise rental rates in line with the inflation and bill cost on future projects and maintain development yields going forward? Thanks.

Thanks for the question. Let me take a stab at that first, and then Greg, you can add some further color because you're probably more in the market day-to-day about where financing costs are. I would say, in general, look, we've seen a supply chain challenged environment and an inflationary environment for labor, and I think we think 2027 will continue that trend. It's hard to answer your question with specificity because so much depends on the design requirements. I think the color I would give is that tenants absolutely recognize that costs are going up, and they know that if they're working with someone like Cipher, we are going to turn around and finance the build on their behalf. So I'd say, thus far, what we've seen is a willingness to increase rent in line with increased financing costs. I think what we're also seeing is an evolution of structure. And what I mean by that is, tenants being increasingly willing to entertain things like capex reimbursement agreements ahead of time, so that they are preserving schedule by putting forward dollars upfront to secure our long lead equipment, with the ability to then finance it down the line. So I also think tenants are looking at ways to perhaps strip costs out of their designs, as really just everything evolves in the thinking around these data centers.
